Yes. We work with a team of real estate agents we've partnered with in the past to search for a lot or teardown property that suits your goals. Once we find a promising property, our architect advises on what can realistically be built there and we review it for buildability, so you have a clear picture of what's possible before you buy.

We don't publish fixed price ranges, because every project is different. But here's our approach: the best outcome isn't necessarily the most expensive one. With 20 years of construction experience, expert project management is as much about maximizing the value of every dollar you invest as it is about the build itself — clients are often pleasantly surprised by the value we deliver relative to cost. We'll give you a clear, project-specific estimate after an initial consultation.

Design and permits typically take 4–6 months, followed by 1 to 1.5 years of on-site construction — so plan for roughly 1.5 to 2 years from your first conversation with us to move-in.

Timelines for additions and renovations vary significantly depending on scope, so we can't give a single number here. We'll walk through your specific project during a free consultation and give you a realistic timeline.

Either works. We have a team of architects, designers and engineers we work with regularly and we oversee the entire permit process as part of a complete design-build service. If you already have an architect or designer you'd like to work with, we're happy to build to their plans too.

Projects are structured with an initial deposit followed by milestone payments tied to progress on your build, so you're never paying for work that hasn't happened yet.
